What causes roof leaks on Regina homes?
Local weather is behind many of the leaks we are asked about. These are the usual suspects.
- Ice dams. Heat from the house melts snow on the roof, and the water refreezes at the cold eaves, backing up under shingles.
- Wind damage. Strong prairie wind lifts tabs, which then crack or let rain under them.
- Failed flashing. Sealant dries and cracks in the cold, and metal pulls away from brick or siding.
- Cracked vent boots. The rubber collar around a plumbing vent splits after years of sun and cold.
- Hail bruising. Impact breaks the shingle surface and shortens its life, even when there is no leak yet.
- Aged shingles. Older bungalow roofs lose granules and become brittle.
Many leaks only appear during a thaw or a big rain, which is why they get ignored until the damage spreads. If hail was the cause, read our page on storm and hail damage repair.
