Elm shade, steep pitches and winter ice
The tall trees that give Lakeview its character also drop leaves, seeds and twigs on roofs. Steeper pitches shed snow well, but valleys collect it and then funnel meltwater into one narrow channel. When that channel is blocked with debris, water can back up under the shingles.
Many older houses have limited attic insulation and uneven ventilation. Heat escaping into the attic melts snow from below, and the water refreezes along the cold eaves. Those ice dams can lift shingles and push water into the wall or ceiling. Improving attic airflow and insulation is often as important as replacing the shingles themselves.
